Mid-tier buildings play a fundamental role in Canada’s commercial real estate landscape and in meeting the country’s carbon reduction goals. Yet many building owners and managers face barriers to upgrading ageing systems and improving building performance.
BOMA Enspire helps remove those barriers.
BOMA Enspire is a three-year $24.9M national program supported by Natural Resources Canada (NRCan) under its Deep Retrofit Accelerator Initiative (DRAI) and delivered by BOMA Canada. The program provides practical resources, guidance and funding to help commercial building operators and managers plan and implement energy-efficient upgrades and advance low-carbon operations.
Through BOMA Enspire, participants gain the knowledge, confidence and support to improve building performance while preparing for the future.

BOMA ENSPIRE INITIATIVE
FUNDING ELIGIBILITY
BOMA Enspire is open to all commercial real estate owners, operators and industry stakeholders across Canada. Funding initiatives have additional eligibility requirements.
Which buildings qualify for retrofit funding?
- Retrofit funding is available to commercial buildings that are:
- Identified as Class B or Class C
- Between 10,000 – 250,000 sq. ft.,
- Connected to ENERGY STAR® Portfolio Manager
- Built before 2015
- Located in Canada
Eligible building types may include:
Office, healthcare, hospitality, hotels and lodging, light industrial, mixed-use, retail, restaurants, schools, places of worship, healthcare, hospitality, hotels & lodging, light industrial, mixed-use, office, places of worship, retail, restaurants, and schools.
Ineligible buildings:
Multi-unit residential buildings (MURBs), manufacturing facilities and federal government buildings.

WHAT DEFINES A MID-TIER
CLASS B or CLASS C BUILDING?
Commercial building types are classified according to their age, condition, amenities and overall performance relative to local market standards and inventory.
Class B Buildings:
Mid- to high-rise buildings, often 10 to 20+ years old. Finishes and systems are generally well-maintained and functional, with moderate amenities. These buildings typically offer lower rents than Class A properties and serve a broad range of tenants.
Class C Buildings:
Mid- to low-rise buildings, typically more than 20 years old. Systems and technologies may be outdated, and buildings often require extensive renovations. These buildings generally offer minimal amenities and may be located in suburban communities.

Several deep retrofit programs are currently available across Canada. Funding may be combined where programs are complementary; however, applicants are not permitted to receive funding from multiple programs for the same project costs.
